It might come as a surprise that Smart Living is not the registered owner for any one of its 60-plus properties.
Every Smart Living property is owned by a separate corporation. For example, Bank Block is owned by 211–231 Bank Street Holdings Inc.; Osgoode Chambers in Sandy Hill is owned by 146 Osgoode Street Holdings Inc.; 333 Friel St. is owned by 2428012 Ontario Inc.; and Manor Village is owned by Forum/SLP GP INC. Behind every one of those corporations, Abaza and Abushaar are owners.
Abaza directly owns almost all of Smart Living’s properties. The few corporations that don’t list Abaza as a corporate director instead have Abaza’s right-hand man and Smart Living’s Chief Operating Officer, Rakan Abushaar, as a corporate director. While many corporations have Abaza as the sole officer, many others reveal his and Abushaar’s co-owning partners. These partners include:

Abaza invests in other projects, too.
